Most homeowners assume an EV charger install is a fixed price. In practice it’s a base cost plus whatever your property throws at the electrician — and the gap between a straightforward job and an awkward one can be £1,000 or more. Here’s what actually moves the price, scenario by scenario.
The baseline: a straightforward install
For a typical UK home — off-street parking next to an accessible consumer unit, a cable run of a few metres, no groundwork — a 7kW charger supplied and installed by a qualified electrician typically costs £800–£1,300, including the unit itself. This is before any grant is applied. Prices in London and the South East tend to run 10–25% higher than the rest of the UK, mainly down to labour rates rather than the hardware.
This baseline assumes your existing consumer unit already has spare capacity and adequate protection for the new circuit — which, as covered below, isn’t always the case.
Terraced house with off-street parking
This is the closest thing to the “easy” job, but terraced houses often still add cost because the consumer unit is at the front of the house and the parking is at the back (or vice versa), meaning the cable has to travel further than a detached or semi-detached property with parking right next to the meter. Expect £900–£1,600 once you account for a longer internal or external cable run, extra containment (conduit or trunking), and possibly a wall-mounted isolator switch partway along the route.
When the consumer unit needs upgrading first
A new EV charger circuit is a new circuit, and your existing consumer unit has to be able to take it safely — enough spare ways, correct RCD/RCBO protection, and (if it’s an older plastic board) compliant with current requirements for non-combustible enclosures. If it doesn’t, the electrician has to upgrade or replace the consumer unit before the charger goes in.

Long cable runs and groundwork
If the charger has to go somewhere the consumer unit can’t reach with a simple surface-mounted cable — across a driveway, around the side of the house, or through a garage — you’re into groundwork territory. Trenching for a buried, armoured cable typically adds £300–£800+ depending on distance, surface type, and whether the driveway needs to be dug up and reinstated (block paving or tarmac reinstatement costs more than grass or gravel). For genuinely long or complicated runs, total installation costs of £1,500–£2,500 aren’t unusual.
Flats and leasehold properties
This is the scenario most likely to blow past a simple quote. Charging from a shared or communal electricity supply, running a cable across communal areas, or fixing equipment to the building’s exterior generally requires freeholder or management company permission first — and sometimes a completely separate, dedicated supply arranged with the distribution network operator (DNO). Once you add DNO involvement, communal-area cabling, and potential landlord admin delays, total costs of £1,500–£3,000+ are realistic, and timelines stretch well beyond a driveway install. Get written permission sorted before booking an installer — many won’t quote firmly until it’s confirmed.
Tethered vs untethered chargers
A tethered charger has the charging cable permanently attached to the unit — you just plug straight into the car. An untethered charger is a socket only; you carry your own Type 2 cable and plug in both ends. Untethered units are typically £50–£150 cheaper to buy and slightly more flexible (any Type 2 cable works, and there’s no cable to keep tidy when not charging), but tethered units are more convenient day to day, which is why most homeowners end up choosing them. The price difference in installation labour is negligible — it’s the unit cost that varies, not the fitting.
Smart chargers vs basic units
Nearly all chargers sold today are “smart” in some form — required for OZEV-grant-linked schemes and increasingly the market default — with app control, scheduling for off-peak charging, and load-balancing features. Basic smart chargers add little over a non-connected unit (£450–£700 vs £400–£600 for the hardware), but chargers with load-balancing (useful if your supply is already near capacity, avoiding a costly upgrade to your incoming supply) or solar-diverter integration sit higher, typically £700–£1,100 for the unit alone.
The EV Chargepoint Grant and how it interacts with cost
If you’re a renter or flat owner without dedicated off-street parking, you may be eligible for the EV Chargepoint Grant, which currently covers 75% of the cost of buying and installing a charging socket, up to £500 per socket. It doesn’t apply to most homeowners with their own driveway or garage — that route was closed to owner-occupiers with off-street parking some years ago — so check current eligibility criteria on GOV.UK before assuming it applies to your situation. Exact costs depend heavily on your property’s wiring, distance from the consumer unit, and local labour rates — always get at least two or three quotes from electricians registered with a competent person scheme (NICEIC, NAPIT, or similar), since EV charger installation is notifiable electrical work and needs to be certified either way.
